Ivy Hill is a monthly and long-term community. We do not offer nightly rentals or rent out RVs — you bring your camper, we give it a shaded lot on a monthly or long-term basis.

The Property

Shade, gravel, and a whole lot of quiet.

Every lot at Ivy Hill provides either partial or complete shade, on a lovely farm setting. Lots are gravel and grass — there are no concrete pads.

What is not on site, and where it is instead.
There is no bath house or laundry at Ivy Hill, and we do not provide Wi-Fi or cable — residents set up service with Charter‑Spectrum or use a hotspot or satellite. Propane and firewood are at the Station 14 convenience store, across Highway 14 less than a quarter mile away. The dump station is across Highway 14 at University Station RV Park.

Ivy Hill is one mile from Kiesel Park, three miles from downtown Auburn, and five miles from I-85.

What does it cost?

$650 per month. Guests staying less than 90 days are charged an additional 6% lodging tax. The monthly rate includes up to $125 per month utility allowance. Guests are billed for any overage each month.

Do you offer nightly rentals?

No. Ivy Hill is monthly and long-term only.

Do you rent out RVs?

No. Guests bring their own camper.

What size camper can you take?

Any size.

Do you have full hookups?

Yes — 30/50 amp hook ups with water and sewer.

Is there Wi-Fi or cable?

We do not provide Wi-Fi or cable. You can set up service with Charter-Spectrum, or use your own hotspot or satellite.

Are the lots shaded? Are there concrete pads?

All of our lots have either partial or complete shade. Lots are gravel and grass; there are no concrete pads.

Do you allow pets?

Yes, with the pet rules. No more than three pets per guest. Pit Bulls, Dobermans, Chow Chows, and Rottweilers are not permitted. Pets must be leashed at all times, you must clean up after them, and current shot records must be on file with the owner.

Golf carts and ATVs?

Allowed with proof of insurance and a signed personal liability waiver. No one under the age of 16 may drive a golf cart or ATV on the property. ATVs also require management approval.

Is there a bath house or laundry?

No bath house and no laundry facility on site.

Where is the dump station?

Not on site. Guests are welcome to use the one across Highway 14 at University Station RV Park.

Where do I get propane and firewood?

At the Station 14 convenience store, across Highway 14 less than a quarter mile from Ivy Hill.

Do you have storage?

Yes — $75 per month for dry storage and $115 per month for electric storage. Boat and ATV storage is available; ask staff about rates and agreements.

Can I build something at my site?

Guests may build a non-permanent structure at their site only with prior approval from management.

What are quiet hours?

Quiet hours are 11 p.m. to 7 a.m. Generators are not permitted during quiet hours except in emergencies.

Do you have Auburn football tailgating packages?

Rules

How we keep it a good place to live.

Ivy Hill is a residential community. These rules exist so it stays quiet, safe, and well kept for everyone here.

  1. Quiet hours are observed between 11 p.m. and 7 a.m. Use of generators is not permitted during quiet hours except in emergencies.
  2. Each campsite is limited to a maximum of six people per site and one camping unit.
  3. For health and sanitation purposes, you are required to clean up after your pet.
  4. Campers under the age of 18 must be accompanied by an adult.
  5. Immediately report any theft, loss, accident, or disturbance to the staff.
  6. Fireworks are prohibited at all times.
  7. Firearms are prohibited.
  8. All-terrain vehicles (ATVs) are allowed with management approval and proof of insurance. If you would like to store an ATV or boat on the property you may do so — please discuss storage rates and agreements with our staff.
  9. Do not nail, carve, or hang lanterns on trees. It will damage and destroy our natural resources.
  10. Wildlife and plants are protected. Please do not feed the wildlife.
  11. A guest may have no more than three pets on the property, and may not have a Pit Bull, Doberman, Chow Chow, or Rottweiler on the property or in the campground. All pets must be leashed at all times. Guests must clean up after their pets and submit proper up-to-date shot records to the owner for filing. Guests are responsible for any claim, loss, or damage caused by their pets. The owner may at any time request that a pet be removed from the property or the campground, for any reason or no reason. Park management reserves the right to deny a resident a pet if the proposed pet would pose a threat to the health and safety of residents of the park. The Pet Rules are incorporated by reference, and guests agree to comply with all Pet Rules that now exist and any additional rules the park may adopt from time to time.
  12. Guests may not cut or remove any trees, flowers, shrubs, foliage, or similar items without prior written approval from the owner.
  13. Guests must accompany at all times any children under the age of seven on the property or in the campground. Guests are responsible for any claim, loss, or damage caused by their children, guests, invitees, or other family members.
  14. Guests must keep all fires within the fire pit, fire ring, or fireplace, and must extinguish all fires before leaving the campfire and property. All fires must be safely maintained.
  15. No one shall drive motor vehicles on the grass.
  16. Guests may not allow a minor to consume or possess alcohol on the property or in the campground.
  17. Illegal drugs or non-prescription drugs are not allowed on the property or in the campground.
  18. Unruly, rowdy, immoral, lascivious, or intolerable behavior is not allowed on the property or in the campground. Guests and their guests, invitees, and family members are to conduct themselves in a respectable manner.
  19. Lots must be maintained in neat condition. You may not leave clothing, camping gear, trash, tents, coolers, or similar items outside of your RV while you are not present or overnight. Any additional cleanup required by our staff during or after your stay may be subject to an additional lot cleanup fee.
